Position Description
Overview of the Senior Manager Opportunity
Launch Development Finance Advisors (“Launch”) is looking for an entrepreneurial, enthusiastic, self-driven Senior Consulting Manager to lead a team of real estate professionals in our Irvine, CA office. The preferred candidate must have worked for the private sector in the field of real estate development, real estate finance, and/or public finance. Experience with: (i) preparing Agency Fee Analysis; (ii) modeling community facilities district (“CFD”) bond estimates, (iii) writing/analyzing Rates and Methods of Apportionment, (iv) establishing CFDs, (vi) preparing Fiscal Impact Analysis, (v) preparing Development Cash Flow models, (vii) negotiating financing agreements and, (viii) interfacing with both public sector and private sector decision-makers.

Since Launch’s inception in 1994, the firm has focused on providing real estate and financial consulting services to residential and commercial real estate developers as well as lenders, public agencies, and other institutional investors. Our primary purpose is to assist the development community finance public infrastructure using special-purpose taxing districts as well as private lending sources; accelerate cash into the project proforma; reduce infrastructure costs and mitigate transaction risks.
Responsibilities
1. Research and evaluate data required to prepare financial feasibility analyses in support of proposed development financing programs.
2. Assist, as required, in the implementation process for the proposed development financing programs.
3. Actively participate in the firm’s business development efforts with both existing and prospective clients.
4. Analyze client data utilizing industry practices, legal concepts, governmental standards, and regulations to provide expert recommendations regarding the clients' ongoing and anticipated development projects.
5. Conduct research and analyze the best alternatives for clients.
6. Represent clients in negotiations with governmental entities (e.g., counties, cities, and local agencies) staff, and advisors, recommending to clients appropriate course of action concerning such negotiations.
7. Act as a liaison between clients and various governmental authorities and other consultants during the development process.
8. Review and provides comments on agreements to ensure legal compliance with governmental standards and regulations, as well as compliance with the specific business points of the transactions.
9. Responsible for contacting and developing rapport with various governmental officials and explaining the clients' projects to develop good working relationships and ensure the clients' compliance with the law and the requirements of the business transaction.
10. Ensure work product and file support on jobs is consistent with Launch’s operational policies.
11. Ensure that engagements adhere as closely as possible to the budget.
12. Establish relationships and respect with key client contacts and financing team community/industry.
Desired Skills and Experience
· Entrepreneurial mindset with the desire to be a hero to the development and home-building industries.
· Bachelor's or Master’s degree in finance, accounting, real estate development, or math.
· 7+ years working in the private sector in the field of development finance, public finance, land development, management consulting, public finance, or public accounting.
· Experience with the establishment of CA CFDs, preparation of Rates and Method of Apportionment, preparation of CFD bond analysis, preparation of Fiscal Impact Analysis, and preparation or development of Models.
· Expert with Microsoft Excel.
· Ability to work in a fast-paced, deadline-oriented environment.
· Extraordinary attention to detail.
· Strong time management skills.
· Superior organizational skills.
· Ability to handle multiple projects simultaneously.
· Upbeat, energetic, takes initiative, dependable, takes pride in work, and works well within a team.
Compensation
• Estimate of $250,000+ commensurate with experience, augmented with Irvine office profit participation and possible referral fees for real estate and capital transactions referred to and closed by Land Advisor Organization professionals. Note: This is a contract position.
· Potential for equity ownership in the firm provided the successful candidate grows the existing platform.
